Things to Consider When Buying a Fixer Upper Home

I remember the day we first stepped foot into our now home, it was nothing short of a hot mess! I knew that I wanted a fixer upper. A fixer whater? Have you lost your mind? Why yes, yes I have! Shall I also remind you that amidst my selfishness, at the time I was bringing in the stay-at-home mommy big bucks? So I mean, I totally had the right to be so selfish and demanding of my need and wants, correct? Not to mention, we were going to renovate all 2,500 square feet, by ourselves of course. Which we should have done in no time right?! Oh yes, now we move onto "we"!  

The backyard was so dreamy, the location was perfection and the layout was the exact vision I had in mind for my design concept. I won't lie, I would lay in bed at night spinning my wheels nonstop on how every ounce of this would play out. There wasn't an inch of social media that I didn't browse and there wasn't a pin that wasn't being pinned. It sounds crazy, I am totally aware, but turning the key for the first time was like Christmas morning sprinkled with TJ Maxx, Home Goods & Marshalls! I couldn't wait to get my hands on this baby.

Where should we start? What the H E double hockey stick were you thinking woman?! Why in the world would you ever, let me shout, EVER, tackle this on your own. Wait, forget tackling it on your own! Can we just focus on one, yes I said ONE thing at a time?! Hang on, I got you.... 

Scrape the popcorn off the ceiling in not one but two rooms, sand, yes "sand", off the walls that they so generously mixed in with the paint, don't ask, it feels amazing when you run your fingers across it! Hold up, don't be jealous that they "patched" the holes,I mean the entire wall, and it looks like a patch, literally! I'm almost certain they left their sandpaper at home that day (insert a major thumbs up). Okay wait, let me finish, now let's rip down the cabinets on one side of the kitchen, create a lookout into the den, and ahhhhh! Wainscoting in our toddlers bathroom sounds like perfection! You can totally grab a cup of coffee, I wear my own self out. I tried to tackle all of this in a two week period! Yes, two weeks.

Curious if I regret purchasing this fixer upper in my oh so selfish ways? Absolutely not! Let me tell you what I DO regret though.... 

1. DO NOT have DIY, renovation or project ADD -  Seriously, before you know it, you will have 84 projects going on and your house will look like a train wreck! Honestly, and you'll probably be acting like one too! You CANNOT and WILL NOT function properly like this! Listen when I say, "start to finish" people, I mean start to finish!

2. What's your B U D G E T? - Did that just scare you? Well, you need one! Don't live outside of your means, or you will blow it out of the water! While I'm telling you what to do, pick up a paintbrush, maybe watch a few YouTube videos, and if you're feeling froggy, pretend you know what you're doing! It's like therapy, no lie. Be careful, you will get addicted!  

3. It CANNOT and WILL NOT happen overnight -  If anyone has tried, it's this girl right here. Just forget it! If you're like, "oh this is going to be finished in four week", go ahead and plan for eight weeks. Don't over do it, and don't place unnecessary stress on yourself. Yes, you will have to overcome numerous obstacles, but just breathe because the finished product will be well worth the wait. 

I wouldn't trade this little gem for anything because after many, many long nights, loads of patience,  (maybe not on my part), and our hard earned money, it has turned into a place we adore calling HOME. Not to mention, we were able to carry out our own vision, on our own time, and watching it unfold has honestly been a lot more rewarding than I could have ever imagined.

 So don't be afraid to tackle your dream home, even if it takes a few tears and a whole lot of sweat! You will be surprised how quickly your dreams come true!
